How it works
Four things happen between a homeowner seeing your ad and you standing on their driveway.
Most roofing companies do not have a lead problem. They have a follow-up problem. An enquiry that waits four hours for a call back is usually gone, so the system matters more than the ad.
/ 01
The ads go live
We write, design and run Meta ads in your own ad account, under your brand. Creative is built around what is already proven to work in UK roofing, then split tested and swapped regularly rather than once a quarter.
/ 02
The homeowner qualifies themselves
Instead of a name-and-number form, enquiries go through a short multi-step form covering property type, job type, postcode and ownership. Tyre kickers drop out before they ever reach you.
/ 03
AI replies within seconds
Every enquiry gets an answer immediately, at any hour, across SMS, WhatsApp and email. It gathers the remaining detail, checks the job against your criteria, and handles the back and forth until a time is agreed.
/ 04
The appointment lands in your calendar
A confirmed date and time, with the job type and address attached. Reminders go out before the visit to cut no-shows. You turn up and quote.
Plain definitions
What we mean when we say “qualified booked appointment”.
Every agency uses these words differently, which is how roofers end up comparing two quotes that are not measuring the same thing. Here is exactly what each one means when we use it.
- Enquiry
- A homeowner who completed the form. They have given us the job type, the property type, the postcode and whether they own the property. We do not count these as appointments and we are not paid for them.
- Qualified enquiry
- An enquiry that matches the criteria you set with us. That normally means the right postcode area, an owner rather than a tenant, and a job you actually want, such as a full roof replacement rather than a gutter clean.
- Booked appointment
- A qualified homeowner who has agreed a specific date and time for you to attend and quote, and that slot sits in your calendar. This is the unit we work to and the unit we are paid on.
- Attended visit
- An appointment you actually turned up to and quoted. Some booked appointments cancel or rearrange, which is true of every roofing business, and we report it rather than hiding it.
- Won job
- A quote the homeowner accepted. Whether a quote converts depends on your pricing, your reputation and how you sell on the doorstep, so this is the number we share credit for rather than claim.

Paul Doolan & John Bell
TradeTech Roofing · Moodiesburn, Glasgow
£97,000 closed in the first 60 days.
Live on 9 May. First appointment booked the same day. By the end of month two they had closed around £97,000 of work on £2,976 of ad spend, roughly £60,000 of it inside month one. Full roof replacements, which is all TradeTech wanted.
- 58 leads at £51 each. Two in every three became a booked appointment, at £78 an appointment.
- 90% were the right job. The quiz filtered for full roofs, so repair-hunters rarely reached the calendar.
- Live in three days. Ads were running about 30 hours after they sent their photos.
★★★★★ “Honestly, I’ve not had many bad leads. As much as 90% of the leads coming in are everything that TradeTech want. Most of them full roofs.”

Zak Campbell
Ace Roofing Services · Wellingborough, Northants
28 booked quotes in month one.
An established Northamptonshire roofer, ten years in, who wanted a steady diary without spending his evenings replying to enquiries. In a single month we put 28 qualified site visits in his calendar at £59.52 each. Honest repair and replacement work, and the volume speaks for itself.
- 14 creatives tested on local angles: Northampton, Kettering, Bedford and Wellingborough.
- £52.08 a lead, £59.52 an appointment. Nearly nine in ten enquiries turned into a booked visit.
- Evenings and weekends covered. The AI booked around the clock so Zak did not have to.
★★★★★ “You’ve fully gained my trust and I’m really glad we chose to work with you. Really happy with the amount of site visits coming through.”

Comparing your options
Shared leads, a general agency, or this.
We have an obvious commercial interest here, so treat this as our view rather than a neutral review. The column that matters is the one that fits how you actually want to win work.
How the three common routes compare for a UK roofing company Swipe to compare →
| Lead marketplaces | General marketing agency | Clientive | |
|---|---|---|---|
| Exclusivity | The same enquiry is sold to three or four roofers | Usually exclusive, but they may run your competitor too | One roofing company per area, enquiries never resold |
| What you get | A name and a number | A lead in a spreadsheet or your inbox | A booked appointment with a date and time |
| Who follows up | You, against three other roofers | You, usually | Our AI, within seconds, at any hour |
| Qualification | Minimal, often just a postcode | Varies, often none | Postcode, ownership and job type before it reaches you |
| Commercial model | Pay per lead, whether or not it answers | Monthly retainer regardless of output | Paid on booked appointments, ad spend separate and paid by you |
| Industry focus | All trades, sometimes all sectors | Often the same template used for dentists and gyms | Roofing and closely related trades only |
| Who owns the account | They do, entirely | Sometimes theirs, sometimes yours | Yours, including leads and data if we part ways |
Honest fit
We turn down more roofing companies than we take on.
Not because we are precious about it. Because the system only works when there is a real business behind it, and taking money from someone we cannot help costs us more than the fee is worth.
This works well if
- You are an established roofing company with a crew and genuine reviews behind you.
- You have capacity to take on more work and someone who can attend the quotes.
- You can fund a real advertising budget rather than ten pounds a day.
- Your typical job is worth several thousand pounds, such as full roofs and re-roofs.
- You are happy to give us access and honest numbers so we can improve on them.
This is not for you if
- You are brand new, with no reviews and no track record to point at yet.
- You are already flat out and could not attend another survey this month.
- You want organic SEO or a new website with no advertising spend behind it.
- You mainly do small repairs and callouts where the job value will not carry the cost.
- Your area is already committed to another roofing company on our books.
Questions roofers ask
The things we get asked before anyone signs anything.
What is the difference between a roofing lead and a booked appointment?
A lead is a name and a phone number. Someone still has to ring it, qualify it and get it into the diary, and most of those calls go unanswered. A booked appointment is a homeowner who has already been qualified on postcode, ownership and job type, and who has agreed a specific date and time for a survey. We are paid on booked appointments, not on leads, which is why we care about the follow-up as much as the ad.
Are the leads exclusive, or shared with other roofers?
Exclusive. We work with one roofing company per area and everything generated belongs to that company alone. The ads run under your own brand, so the homeowner is enquiring with you directly rather than with a marketplace that sells the same enquiry to three of your competitors.
How much does it cost?
We are paid per booked appointment rather than through a monthly retainer, so what we earn moves with what we deliver. Your advertising spend is separate and paid directly to Meta by you, which keeps it transparent and means you can see exactly what the ads cost versus what we cost. The exact figure depends on your area and the job types you want, so we confirm it on the intro call rather than quoting a number that may not apply to you.
How quickly will appointments start coming through?
We aim to be live within 48 to 72 hours of onboarding being finished. TradeTech Roofing booked their first appointment on day one. Most clients see their first booked surveys inside the first week, though it varies by area and by time of year, and we would rather tell you that than promise a date we cannot control.
Can you get me full roofs rather than small repairs?
Yes, and this is one of the main reasons roofers come to us. Job type is part of the qualification, so the form and the follow-up filter towards full replacements, re-roofs and larger works. Around 90 percent of what we book for TradeTech Roofing is full roof work. You will still see the occasional repair enquiry, but it should not be the bulk of what lands in your diary.
Who owns the ad account and the leads?
You do. Campaigns run in your own Meta ad account under your own brand, and every lead and contact record belongs to you. If we stop working together, the account, the audience data and the contacts stay with you. We do not hold your marketing hostage.
What happens if someone does not show up for the appointment?
Some will not, and any agency telling you otherwise is not being straight with you. We send reminders before every visit to cut no-shows, and we report attended visits separately from booked appointments so you can see the real picture. How cancellations are treated commercially is one of the things we agree up front, before you commit to anything.
Do I need to change my website or CRM?
No. We build the landing pages and forms, and the follow-up runs on our system and books into your existing calendar. There is no new software for you or your team to learn. If you already run a CRM you want to keep, we work to it rather than replacing it.
Which areas of the UK do you cover?
We work across the UK. Current roofing clients include Glasgow and Northamptonshire. Because we only take one roofing company per area, whether we can work with you depends on whether your patch is already committed. The quickest way to find out is to ask.
Do you only work with roofers?
Roofing is where most of our work and nearly all of our case studies sit, and it is the trade we know best. We also run the same system for closely related trades such as windows and doors, landscaping, HVAC and solar, where the typical job value is high enough to support it. If you are in another trade, ask and we will tell you honestly whether we would be any good at it.
Still working out whether paid ads are the right route at all? We wrote a longer breakdown of how UK roofers are generating leads in 2026, including the channels we do not run and when they make more sense than we do.
